The city has strict rules for holiday homes. No new holiday homes are allowed in the historic centre. A property with a valid permit is therefore scarce, and good management gets the most out of it.

The Markt, the Belfry, the Rozenhoedkaai and the Beguinage. Guests want to reach everything on foot and pay for character and location.
Around the centre
Sint-Andries, Sint-Kruis and Assebroek. Quieter, with more space and parking, yet within cycling distance of the centre.
Zeebrugge and the polders
The beach, the port and the polder landscape towards Damme. In the Zeebrugge beach district, different conditions apply than in the rest of Bruges.

Seasons

The permit first
In Bruges an environmental permit is almost always required. Before we start, we check what applies to your property.

Weekends, the Christmas period and events bring peaks. We follow demand day by day and adjust price and minimum stay.

Arriving without a key
A smart lock with a code per stay. Guests get in whenever their train arrives, with no key handover in the busy centre.

We keep an eye on who books and enforce the house rules, including clear agreements on noise and rubbish.

In the city, stays follow each other quickly. Our cleaning team works with a fixed checklist and a photo check after every clean.
Before you start
Bruges has a stop on new holiday homes in the historic centre. Outside the centre, strict planning conditions apply and an environmental permit is almost always required. Since 2025 the city has been checking more strictly and acts immediately against letting without a permit. We check for each property what is allowed, before you invest. Registration with Toerisme Vlaanderen, fire safety and insurance are part of the onboarding.
